Three things rarely land together on the North Coast: a standalone villa on nearly 580 sqm of land, directly on the first lagoon row, and 300 metres from the sea. Most listings give you one of the three.
It also isn't a drawing. The villa is built and handed over, so you can stand inside it before you pay anything. That removes the single longest risk in coastal property, which is waiting on delivery.

No handover to wait on. Start the fit-out when you like and use it straight after. The nanny room with its own bathroom means extended family stays without crowding, and four facades give privacy a townhouse cannot.
Diagrams are simplified, not survey drawings. Proportions are drawn from the contract figures.
Sea, then 300 metres, then the lagoon, then the villa. No row stands between the villa and the water, and that is the one thing no finishing budget can add later.
The building covers 267.77 sqm of a 579.96 sqm plot. The rest is open ground on all four sides, handed over unlandscaped.

Nothing sits between the villa and the lagoon frontage, and no row in front of it. First row is the one thing in real estate you cannot add later with a renovation budget.

Four facades, land on all four sides of the building, no shared wall. The ground is not landscaped yet and is sold as it stands. It shows up in day-to-day privacy and again at resale.

No handover date to wait on, no delay risk, no capital sitting idle. Fit-out can start this season.

Structure, facade and windows are done, the interior is raw. You specify the finish instead of paying for a developer's standard and then replacing it.
Every photo here is of the actual unit and its surroundings. The interior shots show the semi-finished state exactly as it stands, and the exterior shots show the site as it stands today, mid-construction.
Parcel 1 is still an active construction site. The developer's own 2025 update put Parcel 1 structural works at 100% complete with overall progress around 60%, and noted that waterbody insulation was underway, which is why the lagoon in front of the villa is built but not yet filled. Surrounding plots and landscaping are still in progress. Completion dates are the developer's to set, not mine, so I will not quote one. The photographs below show the site exactly as it stands today.

The developer is currently selling units in this same project for Q3 2029 handover. This one is already delivered. That is roughly four years earlier, and it means you walk through the actual house before you buy rather than trusting a drawing.
The trade-off is worth stating plainly: the developer offers an extended payment plan, and this is an owner sale. Message me to discuss terms.
That handover date is the developer's published figure at the time of checking and is theirs to change.
JUNE is a full coastal town at Ras El Hekma, not a cluster of units. What follows is taken from the developer's own project page. Some of it is built and open, some is still under construction.
A seafront path for walking and biking.
Swimmable lagoons and infinity pools.
A hotel, serviced apartments and a central plaza within the masterplan.
A beach club that opened in July 2025, with dining and direct beach access.
Fitness, sports and leisure facilities.
Clinics, pharmacies, supermarkets, parks and mosques.
The development sits around 50 metres above sea level per the developer.

JUNE is one of SODIC's newer coastal towns on Egypt's North Coast. The unit sits in Parcel 1, the first phase, closest to the shoreline and to the central amenities.

The unit comes with structure, plaster, external facade, windows and external doors. The interior is raw: no flooring, no paint, no kitchen, no fitted bathrooms.
Buyers who know the North Coast prefer it this way. A developer's standard finish usually gets stripped within a year, which means paying for it twice. Here you start from zero, to your taste and your budget.

The rear of the villa looks onto the lagoon and the project's waterbodies. The ground around the building is roughly 312 sqm, more than half the plot, handed over unlandscaped so you shape it yourself instead of paying for someone else's planting and then changing it.
